Smoky Mountain Cabins For Rent By Owner

BOOKING POLICIES

​

RENTAL AGREEMENT

  • You will be required to digitally sign our rental agreement to be able to complete the booking process.  Once the booking process is complete, your signed rental agreement will be emailed to you.  

  • It is very important that you print and keep a copy with you during your stay.  There is a lot of information found within it and most questions are answered by reading through it.

RENTAL AGE/ID REQUIREMENTS

  •   Minimum age to rent is 21 Years and that renter must occupy the cabin the entire length of stay.

  •   Drivers License:  a copy of the renter's valid drivers license is required to be uploaded when booking.  

  •   Name on the credit card used for booking must match the renter's name (or spouse)

PROHIBITED BEHAVIOR

  •   No smoking, e-cigarettes, or vaping inside.  No illegal drugs of any kind anywhere.

  •   No parties.  Only the original number of guests stated in reservation may sleep at the cabin.

  •   No open flames, campfires, or fireworks allowed

MAXIMUM OCCUPANCY  

This includes any person ages 0 and up.  Even a newborn counts as 1 occupant.

  •   Relaxing Retreat - Maximum of 4

  •   Peaceful Paradise - Maximum of 4

  •   Flying Squirrel - Maximum of 5 (4 adults max)

  •   Turkey Feathers - Maximum of 3 (2 adults max)

  •   Black Bear Lodge - Maximum of 6 (4 adults max)

PARKING AVAILABILITY

  •  Relaxing Retreat - 1 vehicle

  •  Peaceful Paradise - 1 vehicle

  •  Flying Squirrel - 1 vehicle if Truck or SUV   <OR>   2 cars if compact

  •  Turkey Feathers - 1 vehicle

  •  Black Bear Lodge - 2 vehicles

PAYMENTS 

Booking must be paid in full by 30 days prior to check-in.  Any booking that comes in with 30 days or less notice will be charged in full.

  •   50% down if more than 30 days to arrival

  •   50% due 30 days prior to arrival.  **The 2nd payment will automatically be charged on the same payment method as the first.

CANCELLATION POLICY

  •   Cancellations with written notice with 30 days or more notice will receive 100% refund.

  •   Cancellations with less than 30 days notice will receive NO refund

  •    It is highly encouraged for you to purchase trip insurance to protect your investment.  

  • NO REFUNDS WITH LESS THAN 30 DAYS' NOTICE

CHANGING DATES

Changing of dates allowed only with 30 days or more notice.

TRAVEL INSURANCE

Trip cancellation insurance is strongly recommended if you think your plans may change or if traveling during winter storm season.  This insurance is good to have for the "unexpected" health occurrence.   Per our cancellation policy, there are no refunds or moving dates with 30 days or less notice.  You will be given the opportunity to purchase optional travel insurance when booking if dates are more than 30 days in advance.

PET POLICY

$18 per day, per pet (Maximum of 2 Pets)

  •    Must be crated when left alone

  •    Must be leashed at all times

  •    Not allowed on beds, furniture, or hot tub

  •    Must be cleaned up after 

  •    Must be on a current flea and tick preventative 

  

FEES

  •   Cleaning fee ($100 or $125 depending on property) - this is to make sure the cabin is clean prior to your 

       arrival with clean linens, towels, hot tub, and cabin facilities.

  •   Damage Waiver - $49.00 non refundable fee that is part of the rental cost.  This fee covers you up to                 $500 in ACCIDENTAL damages that are REPORTED by you.
